Our Survey Services: Which One Do You Need?

We cover the Balearic Islands (Mallorca, Menorca, Ibiza, Formentera). The type of survey you need depends on the property. As a general guide:

  • For Modern Flats and Houses (less than 50-75 years old): A RICS HomeBuyer Report is usually suitable. It provides a clear overview of the property’s condition, highlights any urgent defects,
  • For Older, Larger, Unusual, or High-Value Properties: A full RICS Building Condition Survey (often called a Structural Survey) is recommended. This is a more in-depth, detailed investigation into the property’s structure and condition, covering all major elements and providing thorough technical advice.

  2. We will then request information on the property, usually an agent’s link so we can quote accurately and outline the timeframe for our report. We also provide our terms and conditions at this point so you are clear about our service.
  3. The Inspection: Our chartered surveyors will carry out a thorough, on-site inspection of the property.
  4. Fast, Clear Reporting: We aim to dispatch your full, detailed report within five working days of the inspection. If you require an immediate summary of key urgent points, we can provide this, but we strongly advise you to wait for and review the full report before making any final purchasing decisions.

Please be aware that a RICS Building Survey or HomeBuyer Report is not the same as a basic valuation report commissioned by a mortgage lender. Our surveys are for you, providing the detailed, independent technical information needed to understand exactly what you are buying.
